We have been assisting people moving into the Illawarra region of New South Wales, Australia - on the coast 60km south of Sydney - to search and select short and long term rental properties for over fifteen years. So how can someone else search for a property which suits your individual needs?

First we listen carefully to all your needs, wants, likes and dislikes. We then conduct extensive research on all the most suitable properties, using our own up-to-date database, all the estate agents, advertisements, the internet, our local knowledge and contacts.

We are commissioned to work exclusively for you as the lessee of the property. We concentrate solely on your individual needs in the search and selection process, we negotiate the terms you want with the property manager, organise the lease agreement and provide you with information on rental bonds, charges and lodgement advice, which apply to rental properties in New South Wales.

Just as the property manager represents the landlord to lease his property and are paid a management commission, you pay us a flat fee to work exclusively for you. A property manager is under instructions from the landlord, however, we exclusively represent your interests and our only aim is for you to secure the best rental property at the lowest price possible.

After visiting each suitable property we compile a short list for you together with a detailed report, including photographs if you live outside the area. This report is not a house survey but a visual assessment with impartial comments on such things as type of dwelling, views, outdoor entertaining areas, swimming pool, garden and other surrounding areas, condition of decoration and aspects of the sun on the property.

We will then contact you to discuss the short list taking into consideration the local amenities and future plans for the area. A viewing schedule is then arranged for you, which we can accompany you on, or not, as you prefer.

If you live outside the area, we can also arrange overnight accommodation for you if you wish to concentrate the search over several days.

Once you have chosen a property we negotiate the terms of the lease and confirm the date for collection of keys, payment of bonds and a time to move into the property.

We provide you with renting advice for the duration of your lease, and give you counsel you on the importance of the property Condition Report you are required to fill in within seven days.

To save you time we can also organise the connection of telephone, gas and electricity on your behalf with your written authority and personal details.

If you moving to Australia from overseas we will provide you with a complete list of what items you cannot bring into Australia; and appropriate voltage information for electrical items.
